BUILDING GUIDE · THE DECISION

Should you renovate or rebuild?

Start with the way you want to live. Then look at the work each path requires.

Compare the full paths, not just the finishes.

Renovating makes sense when the existing house can support the changes you want at a scope you are comfortable with. Rebuilding becomes worth examining when the layout, condition, or scale of the changes makes keeping the house less practical. The decision depends on the property and proposed work—not a universal cost-per-square-foot rule.

What works about the home today?

Start with what you want to preserve: the location, useful spaces, character, or parts of the layout. Then separate cosmetic changes from changes that touch structure, systems, or the footprint.

A kitchen update and a whole-home reconfiguration are different conversations, even when both begin with the same inspiration photo.

What does each option need to account for?

  • The finished layout. Can the existing home accommodate the way you want to live?
  • Existing conditions. What needs investigation before a renovation scope can be settled?
  • The site. What constraints would affect an addition or replacement home?
  • The complete budget. Include preparation, professional work, and living arrangements as well as construction.
  • Your timing. Understand the decisions and approvals involved in either path.

Think in terms of daily life.

The Westchester shows the possibilities of renovation: a connected kitchen and living space, a separate office, and a primary suite with its own laundry. The Malibu begins with a different goal: a new custom home shaped around a family’s long-term vision.

Your starting point should be what the home needs to do for you. The scope follows that conversation.
